Terms & Conditions
This Agreement defines our terms and conditions. By booking with 17John Hotel (17 John Street Owner 18 LLC), you’re agreeing to (a) accept the terms and conditions of this agreement; and (b) follow the rules and consequences described in this Agreement. This agreement is personal to you and may not be transferred or assigned to any other person(s).
Renter Requirements
The person making the reservation must be the same individual whose credit or debit card is used for payment. This person is considered the primary guest. Any other individuals associated with the rental are classified as the primary guest’s invitees. All inquiries regarding the reservation, cancellations, and damage policies will be handled solely with the primary guest, not their invitees. The primary guest also acknowledges that 17John Hotel rents exclusively to responsible adults aged 18 or older.
Payment Terms
To confirm the reservation, the guest must pay 100% of the total amount at the time of booking.
For long-term stays, full payment is required to secure the initial reservation dates. If the guest requests an extension, the remaining balance must be paid at least 14 days before the extension begins. If the extension request is made within 14 days of the start date, full payment is required immediately to secure the additional dates.
For bookings made through third-party platforms such as Airbnb, Booking.com, or Expedia, please refer to their specific payment policies.
Cancellation by Guest
The cancellation policy applies to guests who book directly with 17John Hotel.
Cancellations made 30 days or more before the check-in date are eligible for a 100% refund, minus a 4% credit card processing fee.
Cancellations made between 30 and 14 days before check-in will receive a 50% refund, minus a 4% credit card processing fee.
Cancellations made within 14 days of check-in are non-refundable.
Cancellation & Rescheduling Policy
If a reservation is canceled at least 30 days before check-in, it may be rescheduled with at least 14 days’ notice, subject to approval and potential price adjustments. The cancellation policy for the rescheduled stay will remain the same as the original booking.
For reservations made through third-party platforms like Airbnb, Booking.com, or Expedia, please refer to their specific cancellation policies.
Extenuating Circumstance
The extenuating circumstances policy applies only to non-Airbnb reservations. 17John Hotel is not liable for disruptions beyond its control, including Acts of God, government actions, fires, strikes, war, weather conditions, road closures, power outages, or other unforeseen events. No refunds will be issued in these situations. Guests are strongly encouraged to purchase travel insurance to protect against such risks.
In the event of a cancellation due to a death, rescheduling may be considered at 17John Hotel’s discretion, with supporting documentation required for verification.
For Airbnb reservations, please refer to Airbnb’s extenuating circumstances policy.
Agreement Termination
17John Hotel reserves the right to terminate the rental agreement under the following circumstances:
Violation of property rules by the guest, with no refund provided.
Law enforcement involvement due to multiple complaints, with no refund provided.
Unauthorized subletting of the property, with no refund provided.
Necessary major repairs, renovations, or compliance with government directives.
Upon receiving notice of termination, guests must immediately vacate the property.
Security Deposit and Damage to Property
The security deposit applies only to non-Airbnb reservations. Guests must maintain the property in its original condition and authorize a security deposit, which will be released within 48 hours after check-out, provided all terms and conditions of this agreement are met.
If a violation occurs, the security deposit may be used to cover costs incurred by 17John Hotel, including extra cleaning, repairs, replacements, property damage, lost rental income, and expenses related to future guests. If the deposit does not fully cover the costs, the guest authorizes 17John Hotel to charge the remaining balance to the card on file.
17John Hotel also reserves the right to charge the guest’s credit card for any uncovered damages or losses caused by the guest or their invitees during their stay. This includes, but is not limited to, cleaning fees, eviction costs, service calls, fines, repairs, replacements, and applicable taxes. An itemized statement of charges will be sent via regular or electronic mail to the guest’s provided address. By accepting this agreement, the guest agrees to pay all applicable charges as outlined.
Property Use
Guests must comply with all property rules and the terms of the rental agreement. The property is strictly for residential use and may not be used for parties, gatherings, or photography sessions at any time. Excessive noise, disruptive music, illegal activities, or violations of these policies may result in immediate eviction without a refund and possible additional charges.
To ensure a smooth stay and proper accommodations for your group, please inform us of any changes in the number of guests prior to arrival. No exceptions or refunds will be granted for guest count adjustments made after check-in.
Check In and Check Out
The standard check-in time is 4:00 PM. Early check-in requests are subject to availability and cannot be guaranteed. Guests may inquire about early check-in options one day before arrival, and if available, an early check-in fee will apply, with rates subject to change.
The standard check-out time is 10:00 AM. Late check-out requests are subject to availability and cannot be guaranteed. Guests may inquire about late check-out options one day before departure, and if approved, a fee will apply, with rates subject to change.
Unauthorized late check-outs will incur a $30 fee for every 30 minutes.
Guests
Guests must book the property for the accurate number of occupants and ensure all guests comply with the rules at all times. Additional guests may be added before arrival, provided the total does not exceed the property’s maximum occupancy limit.
The property will be prepared based on the declared guest count, and unauthorized guests will result in automatic charges to the reservation.
Pet Policy
This property is not pet-friendly. We kindly request that guests do not bring pets onto the premises.
Exceptions: Service animals that are required for individuals with disabilities are allowed in accordance with applicable laws. However, guests must notify the property in advance of bringing a service animal, and appropriate documentation may be required.
Violations: If any guest is found with a pet on the property without prior authorization or in violation of this policy, an additional cleaning fee will be charged, and the guest may be asked to vacate the property immediately without a refund.
We appreciate your cooperation in maintaining a pet-free environment for the comfort and safety of all guests.
Supplies
We provide a starter supply of disposable items. If you expect to need more, please bring additional supplies. Additionally, we supply bath towels, sheets, pillows, and blankets for your convenience.
Smoking
All properties managed by 17John Hotel have a strict no-smoking policy. Smoking is not allowed anywhere on the property, including balconies, outdoor spaces, and common areas. Guests who violate this policy will be subject to a $500 fine, along with any costs incurred for cleaning, deodorizing, and repairing damages.
Property Access
The guest agrees to grant access to 17John Hotel and its contractors with prior notice via phone, SMS, email, or in-person communication. Contractors may include, but are not limited to, professionals for plumbing, electrical work, pest inspections, pool and hot tub maintenance, snow removal, and more. 17John Hotel retains the right to inspect the property with advance notice to the guest, and the guest agrees not to refuse access.
If the guest denies access to 17John Hotel or its authorized contractors, 17John Hotel reserves the right to terminate the rental agreement, requiring the guest to immediately vacate the property upon request. In such cases, the guest will forfeit any reservation payments.
Package Delivery
We are able to accept packages and deliveries on your behalf during your stay. Our concierge will manage the items, and you can pick them up at your convenience. Please note that 17John Hotel is not responsible for any damages or losses associated with packages or deliveries.
Risk of Loss
17John Hotel is not responsible for any loss, including damage, theft, or other circumstances, related to the belongings or personal effects of the guest, their family, day guests, or visitors. Guests are required to ensure that all doors, windows, gates, and, if applicable, balconies are securely locked when leaving the property.
We do not assume responsibility for items that are accidentally left behind. If items are forgotten, we can arrange to ship them to the registered guest upon request. The guest will be responsible for shipping costs and a $30 service fee. Unclaimed items will be held for up to 14 days, after which 17John Hotel reserves the right to discard, dispose of, or donate the items to a local charity.
Indemnification and Hold Harmless
17John Hotel and its property owners strive to maintain vacation properties to a high standard; however, we do not provide any explicit or implied guarantees regarding the property’s suitability for any specific purpose. All guests and their invitees use the property and its premises at their own risk.
17John Hotel and its property owners are not liable for any injuries sustained by guests or invitees, whether caused by intentional or unintentional actions of the guests or invitees, or by the failure of structures, appliances, furnishings, or other equipment due to malfunction, misuse, natural events, or other unforeseen circumstances.
We do not make any guarantees regarding the suitability or compatibility of utilities and services at the hotel or their surrounding structures and premises. Additionally, there are no guarantees regarding the suitability of materials used in the construction of the property or its contents. 17John Hotel and its owners are not responsible for any allergic reactions caused by materials used within the property, including mold, airborne spores, pet allergens, or chemical agents, such as those found in appliances, linens, carpeting, utensils, fixtures, hot tubs, or other equipment.
By agreeing to this rental agreement, guests and their invitees agree to indemnify and hold harmless 17John Hotel and its property owners from any claims, demands, losses, liabilities, and responsibilities, including defense costs, arising from or related to the guest’s use of the property.
By making a reservation, you acknowledge and agree to all terms and policies set forth by 17John Hotel.
